ProbateBrief
Harris County, Texas · Weekly

Last week's Harris County probate filings, matched to the property, in your inbox every Monday.

ProbateBrief turns new probate cases from the Harris County Clerk into a clean spreadsheet with the decedent's home address, HCAD appraised value, owner of record and mailing address, so you can reach out early instead of digging through court records.

  • Roughly 160 new Harris County probate filings a week
  • About 70% matched to a property
  • XLSX and CSV, delivered by email

How it works

Public records, organized for investors. We do the collecting and matching; you get one file a week.

  1. We collect new filings

Each week we gather the new decedent probate cases filed with the Harris County Clerk, leaving out guardianship, mental-health and sealed matters.

  2. We match each estate to property

Every decedent is checked against Harris Central Appraisal District (HCAD) records to find the home they owned, its appraised value and the tax mailing address.

  3. You get the spreadsheet Monday

A sorted XLSX and CSV land in your inbox every Monday morning, with a confidence score on each match so you know which rows to work first.

Questions

Where does the data come from?

Two public sources: new probate case filings in the Harris County Clerk's public court records, and property records published by the Harris Central Appraisal District (HCAD). We match the two so each estate is paired with the property the decedent owned, its appraised value and the tax mailing address.

Is this legal to use?

Yes. Probate filings and appraisal records are public records. How you use them is up to you, and you are responsible for following the Telephone Consumer Protection Act (TCPA), the National Do-Not-Call Registry, and Texas laws on telemarketing, solicitation and real-estate practice when you contact anyone. The list contains no phone numbers.

These are families who have just lost someone. Please be respectful: take it slowly, accept a "no", and don't pressure anyone.

How fresh is it?

Each Monday's file covers cases filed during the previous week (Monday through Friday). Property values and mailing addresses come from HCAD's current public data, which HCAD updates throughout the year.

How many leads are in a week?

Roughly 160 new probate cases are filed in Harris County in a typical week, and in our testing about 70% of decedent estates matched to a property. Weeks vary, and we don't pad the list.

Which counties do you cover?

Harris County (Houston) today. More Texas counties are planned; tell us which ones you want when you request a sample.

Can I cancel?

Yes, anytime. Your subscription runs to the end of the month you've paid for, and no further charges are made. Founding Member pricing stays locked in as long as you remain subscribed.

Is this a consumer report?

No. ProbateBrief is a compilation of public court and property records for real-estate prospecting. It is not a consumer report under the Fair Credit Reporting Act and may not be used for credit, employment, insurance or tenant-screening decisions. See our Terms.
